Happy to report another good weekend in real estate with lots of activity. We had a new listing and sale to a couple purchasing for a family member. They had been looking for 5 years and we’d been in touch throughout that time. This weekend was the winner for our seller when their low set 4 bedroom home was a perfect fit for our patient buyers. Winter is a great time to be in the real estate market. beautiful blue skies and buyers are out an about enjoying house-hunting.

Weather
Whilst the morning start on the weekend might be a little nippy due to the cold in winter, it’s a good time for getting out to look at potential homes for sale. No chance of a tropical shower and you won’t have to worry about the afternoon heat (in fact you’ll look forward to it!).
Photography
Particularly in the western suburbs of Brisbane there are amazing photo opportunities with these gorgeous sunsets if it’s cloudy and crisp, clear blue skies during the day which make real estate photos look gorgeous.
Landscaping
It’s true lawns can look a little dry in winter so remember to get a some water on your lawns and hedges. They will green up pretty quickly if you start a couple of weeks before selling time.
Less competition
Due to the popularity of selling in Spring and Summer, you are likely to face far less competition in these colder months. The idea that you will do better in Spring when competition is at its peak is not necessarily true as any real estate agent will tell you. When the right buyer meets the right home and the negotiation is handled expertly, you will get your best outcome in any season. Real estate marketing is all about getting attention for your home and this can be achieved in any market with the right agent.
Styling for maximum value
The master bedroom is a key area that will benefit from styling to suit the market when selling your home. Are you targeting a high end, high expectation market or is your home more moderately targeting “mid-market” ? What ever your property positioning, style to suit. She says: I like my clients to get lost in the master bedroom with divine detail and luxury. I do this by trying to focus interest on the layers, cushions, textures and lighting. In the master bathroom I always use good quality towels, a branded hand soap, and a gorgeous plant. I like my linen to be fresh and on trend.
