Styling for maximum value
![Property presentation - styling the master bedroom](http://www.janandalan.com.au/wp-content/uploads/ja-property-styling-bedrooms-790x300.jpg)
The master bedroom is a key area that will benefit from styling to suit the market when selling your home. Are you targeting a high end, high expectation market or is your home more moderately targeting “mid-market” ? What ever your property positioning, style to suit. If you can connect emotionally with potential homeowners you’ll remain the top choice among competing properties.
This month we asked local interior stylists for their top tips for styling your master bedroom and we finish with some inspirational video’s to get you started.
Bella Interiors
There are a few things Belinda at Bella Interiors likes to keep in mind when decorating the master bedroom. The feeling the client wants to create, their style and most importantly whilst every bedroom needs to look great it must also function well. Starting with a good base creates a timeless look that can be updated seasonally or as your style changes. A simple update to linens can sometimes be all you need. You can’t go past white sheets. They are a must have and for comfort Belinda recommends purchasing the best quality that you can afford. It is the small details that complete a space, for example ensuring that bedside lamps are the right scale for your bedhead, using repetition of colour and adding texture with knits and throws.

Bree Pullinger Interiors
Bree from Bree Pullinger Interiors offers her top tip that one should never be afraid to use layers and textures! She says: I like my clients to get lost in the master bedroom with divine detail and luxury. I do this by trying to focus interest on the layers, cushions, textures and lighting. In the master bathroom I always use good quality towels, a branded hand soap, and a gorgeous plant. I like my linen to be fresh and on trend. If it’s something you have seen previously or have at home, you’ll make the connection straight away and start dreaming! Dreaming leads to selling!

Sage Property Styling
Taryn at Sage Property Styling tells us the bedroom should be a place of refuge, so choosing a style that reflects your personality will go a long way to ensuring a good sleep. Taryn offers the following advice on important aspects to consider when styling the master bedroom:
Functional floorpan – this is essential to the overall design and fluidity of the space
Artwork – a statement piece will set the tone and colour of the room
Beautiful bedlinen – with just the right cushions and throws to create some luxury
Mood lighting – such as bedside lamps or wall sconces, this will create that special ambience
Seating area – if space permits, a separate area to sit rather than the bed
Consider these essential tips when styling your master bedroom to ensure your space is inviting and relaxing with a touch of luxury.

![Pre-sale checklist (house and text)](http://www.janandalan.com.au/wp-content/uploads/pre-sale-checklist-remax-790x300.jpg)
When you’re thinking of selling your home, property maintenance is often the first item on the ‘to-do list’. Addressing anything that might come up in your building and pest report means a better contract on your home. Why? Because this removes buyer objections and provides fewer options for price negotiation or inflated ‘cost of repair’ ideas based on perceived defects.
Everything about selling is all in the home presentation, showing your home at it’s best. It’s therefore essential to take care of these small and large handyman jobs. Attention to both interior and exterior details will secure a better price for your property. Here are the top 12 most common defects that come up in a building and pest report… Continue reading

Jindalee’s First Home
Here’s some local trivia! This is apparently the first house to be built in Jindalee in 1962. It was built as a display home for the developers of Centenary Estates which was at the time the largest and most ambitious suburban development undertaken by private enterprise in Australia.
The architects (Hayes and Scott) were asked to showcase modern housing and landscaping and the design was quite unconventional for the time with it’s flat roof in particular seen to be quite daring.
The house apparently still exists and is located in Jindalee Street.

What makes a good rental property?
![Rental Properties](http://www.janandalan.com.au/wp-content/uploads/2-792x300.jpg)
Today I spoke to our property management team Antony Laing and Jude Naylor to ask what makes a good investment property for rentals in the Centenary Suburbs and what local tenants are looking for. As it turns out there is a lot of overlap.
NOTE: The Centenary Suburbs are typically thought to include Middle Park, Jindalee, Mount Ommaney, Jamboree Heights, Westlake, Riverhills and Sumner but more recently Seventeen Mile Rocks and Sinnamon park have also been added. Continue reading
